CCE designed and developed The Market, the anchor store within a Tuscan themed retail center, to create a new space that combines the functionality of a high-volume grocery store with the aesthetic of a Mediterranean-themed garden.

To separate vehicular and pedestrian traffic, CCE created safe pedestrian routes both within the site and from the adjacent developments with the use of stamped concrete sidewalks, large urn planters and planting bed buffers. We also created a series of courtyards leading to the store’s entrance with raised stone planters and custom cedar arbors — inviting customers to enjoy their shopping experience and relax in intimate outdoor spaces complete with bistro tables and benches.

Case Study: Park of Dreams

Park of Dreams
Brownsville, TN

CCE designed and developed the City of Brownsville’s Park of Dreams with a playground that provides access to recreational activities for special needs children. CCE also assisted the City’s Parks and Recreation Department with securing $400,000 in funding from private donors and the TDEC Local Parks and Recreation Fund to construct the park. With community input and involvement throughout the project, the Park of Dreams is an all-inclusive public space that brings the entire city together. Some of the park’s amenities are:

Case Study: Whispering Woods

Whispering Woods
Olive Branch, MS

CCE designed a master plan and the utility and roadway infrastructure plans for Whispering Woods, a 140-acre subdivision and convention center in Olive Branch, MS. The site previously contained a hotel and golf course, but the client chose to close the golf course and develop it as commercial property.

CCE continues to produce final subdivision plats, prepare Stormwater Pollution Prevention Plans (SWPPP’s), and complete state permitting for the site’s individual lots. To date, CCE has prepared construction drawings and completed all the permitting for the following portions of the development:

  • The construction of an Autozone, Fairfield Inn, ATC Fitness Center, Starbucks, and retail strip centers
  • 4,125 l.f. of 5-lane public streets
  • 3,000 l.f. of 2-lane private streets
  • 7 individual commercial developments on 21.12 acres of land, which contains a total of 182,444 sq. ft. of building area
  • Ground renovation plans for the existing Whispering Woods Convention Center

Case Study: Storm Sewer Collapse

Fairfield, AL

A big box store in Fairfield, AL was experiencing reoccurring sink holes in its parking lot, and CCE was hired to investigate whether the sink holes were caused by a failing 40-year-old underground storm sewer system.

After inspecting ¼ mile of underground storm sewer piping, CCE found that one of the dual 84” pipes was totally collapsed. With only one functioning pipe, the system was unable to handle overpowering flow that deteriorated the pipe walls and eroded the surrounding soil. To repair the storm sewer system and prevent future sink holes, CCE replaced 1,350 l.f. of the old dual pipe with a single 102” storm sewer pipe. CCE also prepared contracts and provided detailed phasing plans that enabled the store’s continued operations through construction.

Case Study: Membership Wholesale Club

Membership Wholesale Club
Fayetteville, AR

CCE designed and developed the site of a membership wholesale club in Fayetteville, AR with several environmental challenges. The site was a “brownfield” of a previous development with contaminated soil, compounded by its adjacency to protected wetlands and a cold-water creek inhabited by an endangered fish species. CCE integrated numerous green technologies to meet these environmental challenges, including:

  • Rainwater harvesting system for the site’s drip-irrigation and non-potable water
  • Soil/root aeration system to protect trees from construction damage
  • Water-wise xeriscape landscaping
  • Bio-swales, a Hydrodynamic Separator, and a 2-tiered constructed storm water wetland to filter and remove the VOC’s, total suspended solids and other pollutants from the water column before discharging into the local stream system
  • Constructed storm water wetlands for local wildlife habitation

CCE worked extensively with the Arkansas Audobon Society throughout site design and development, ultimately earning their endorsement.

Case Study: Big Box Retail Site Design

Big Box Retail Site Design
Galesburg, IL

CCE designed and developed a commercial master plan of approximately 140 acres, which included a big box store, Menard’s Lumber, in addition to other retail outlets and out parcels.

CCE completed the necessary state and municipal permits and provided site design for the 200,000 sq. ft. big box store, 66,800 sq. ft. of additional retail space and 6 out parcels. We also designed and developed 6,000 l.f. of new road and a regional detention center, as well as widened 6,500 l.f. of existing road.

Later phases included additional permitting, retail outlets, roads and infrastructure.
